Presidential Terrace HOA
Board of Directors Election for 2026
The Presidential Terrace HOA Board of Directors has contracted with and appointed the HOA Election Team, LLC as your certified Inspector of Elections. In that capacity, and in compliance with state law, we will be managing the nomination and election process for this election.
The Board is seeking volunteers to fill one (1) position on the Board of Directors. As specified in your HOA governing documents, Board terms are for two (2) years.
The deadline for board nominations was June 18 and 2 nominations have been received for the following homeowners:
Nefetari Spencer, 12500 Huston St, Apt 102
Harry Abraham, 12500 Huston Street #302
At the close of this deadline, ballots will be mailed to all homeowners, with a deadline to return ballots to the address above by August 25.
The HOA will be holding a board meeting to observe the ballot opening and count at 6 p.m. on August 26 via ZOOM. A vote quorum of 11 ballots is required for this meeting. If quorum is not achieved, the board may reschedule the meeting at least 20 days out, at which time the quorum is reduced to 20% of HOA membership.

Queries must be received by 5 p.m. PT on 7/22/26 to be included in the election.
