The LaSalle Homeowners Board of Directors has contracted with and appointed the HOA Election Team, LLC as your certified Inspector of Elections. In that capacity, and in compliance with state law, we will be managing the balloting and vote count process for a proposed special assessment.
Ballots for this proposed special assessment have been distributed to all homeowners and must be returned to the Election Inspector at the address below by 5 p.m. March 24, 2025.
The proposed special assessment and background is as follows:
The Board on Nov. 20, 2024 unanimously voted to set up a vote for a special assessment to replace the community Lift Station. The Lift Station collects the sewage from HOA homes and pumps it to the city’s sewage system. The Lift Station is 35 years old and has been a drain on the HOA budget because of pump clogging, corrosion, outdated electronics, and other problems. In 2024 the HOA spent $15,741 in maintenance and repair, and over the last nine years has spent more than $125,000 in maintenance and repair. Currently, the metal plate that supports the heavy pumps is starting to corrode and sag. Replacement of the plate alone will cost approximately $40,000, and will not address underlying issues that could result in catastrophic failure of the community’s sewage system.
The Board’s recommended course is to replace the Lift Station using modern technology that will better prevent potential problems, and provide 24 hour internet and text-based fail safe notification systems. The proposal is to have Simonds Machinery of San Francisco, the largest Lift Station designer and installer in northern California, provide the Lift Station replacement for $72,000.
HOA reserve funds can cover approximately two thirds of the cost. The proposed special assessment will be for $700 per home, and will make up the balance of needed repairs not covered by HOA reserves. If the special assessment vote passes, the HOA would collect the assessment after giving members four months to pay the estimated $700 assessment.
